IMPORTANT UPDATE – CYCLONE ALFRED

We understand there is a lot of uncertainty with Cyclone Alfred approaching the Brisbane region. With the obvious hope that impact will be minimal, the Bureau of Meteorology predicts Cyclone Alfred will bring damaging wind gusts and locally intense rainfall which may lead to flash flooding. It is forecast to cross the southeast Queensland coast on late Thursday or early Friday morning.

To ensure the safety of our team, we have made the decision to adjust working arrangements with most of our team members working remotely over the coming days, where possible.
At this stage our offices won’t be attended from Thursday until Monday, 10 March 2025.

We encourage you to visit Get Ready Queensland for practical advice to help prepare for severe weather, including specific information about preparing for cyclones, storms and floods.
Those in the affected areas should listen to their local ABC Radio service and monitor emergency services social media accounts for updates and advice as this situation progresses.
Please also sign up to Brisbane City’s Council Severe Weather Alerts, check your local council website and follow the Bureau of Meteorology on www.bom.gov.au about current weather conditions.

STAY SAFE

In the event of a life-threatening emergency, call Triple Zero – 000.
In the event of non-life-threatening flood and storm emergency, call SES – 13 25 00.

If your rental property is significantly impacted by natural disaster, it is important to stay safe. Only return to the property when it is safe to do so and follow any active public safety directives. If you must enter the property, ensure the electricity is off and only switched back on after it’s been assessed by a professional and deemed safe.
Once you’re out of danger, notify your property manager of the situation as soon as possible. Please be mindful that power and service outages may affect your ability to get in contact with them immediately.

EMERGENCY REPAIRS

Please be advised that with the uncertainty of the weather event, all our trades may experience some delays and will have to triage work orders to have availability for urgent work requests. This may also mean that during the storm event, contractors are unable to dispatch technicians due to road conditions or unsafe weather conditions, noting a lot of emergency repairs involve outside work.

Emergency repairs include situations such as:

  • a burst water service or a serious water service leak
  • a blocked or broken toilet or fittings
  • a serious roof leak
  • a gas leak
  • a dangerous electrical fault
  • flooding or serious flood damage
  • serious storm, fire or impact damage
  • a failure or breakdown of the gas, electricity or water supply to the premises
  • a failure or breakdown of an essential service or appliance on premises for hot water, cooking or heating
  • a fault or damage that makes premises unsafe or unsecure
  • a fault or damage likely to injure a person or the damage property

ASSESS THE DAMAGE

Natural disasters mean increased demands on insurers, tradespeople and services such as property managers, and repairs may take longer than usual. If your property is significantly impacted during the disaster, it may need to be assessed by a qualified tradesperson to determine if it is liveable or not.

If the damage is not significant, please take photos and videos to document the damage and log a maintenance request through the Console app, which will allow you to share these with your property manager and a detailed description of the issue. This will assist the team to assess and identify any repairs needed quickly and without the need to potentially contact you for further information.

What is an unliveable property?

A property becomes unliveable when it:

  • Is fully or partially destroyed
  • Can no longer be used lawfully as a residence (e.g. building is condemned due to health and safety risks, such as exposed asbestos fibres).

Please note that a tenancy agreement does not automatically end as a result of a natural disaster (e.g. severe storms, flooding, cyclone, bushfire), even if the property is damaged or non-liveable. We would encourage you to notify us as soon as you can, to discuss the state of your property and work out what action needs to be taken.

Emergency assistance following a disaster
