Christmas Closure Period 2024 / 25

As the festive season approaches, we would like to make sure that you have all the information you need should you have any queries during our Christmas Closure period.

Please note the following limited office opening times during the holidays:

Friday, 20 December 2024 – 8.30am – 12pm
Saturday, 21 December 2024 – 9am – 1pm

Monday, 23 December 2024 – 8.30am – 2pm
Tuesday, 24 December 2024 – Closed
Wednesday, 25 December 2024 – Closed
Thursday, 26 December 2024 – Closed
Friday, 27 December 2024 – Closed
Saturday, 28 December 2024 – Closed

Wednesday, 1 January 2025 – Closed

Please note that generally emails will only be monitored sporadically and we will respond to all of your queries upon our return in early January 2025. Key pick up and returns during the break will need to be organised with the Property Manager prior to Thursday, 19 December 2024.

We ask you to please pre-assess your request with the below information to confirm you definitley require an after-hours call out. Minor electrician or plumbing call-outs can cost up to 4x the regular weekday rates, with the average call-out fee starting from $400 and then charged in 15-minute increments. If you are in a position to safely wait until after the break for us to assist you, please do so.

Emergency repairs include situations such as:

  • a burst water service or a serious water service leak
  • a blocked or broken lavatory system or fittings
  • a serious roof leak
  • a gas leak
  • a dangerous electrical fault
  • flooding or serious flood damage
  • serious storm, fire or impact damage
  • a failure or breakdown of the gas, electricity or water supply to the premises
  • a failure or breakdown of an essential service or appliance on premises for hot water, cooking or heating
  • a fault or damage that makes premises unsafe or unsecure
  • a fault or damage likely to injure a person, damage property or unduly inconvenience a tenant of premises, or
  • a serious fault in any staircase, lift or other common area which inhibits or unduly inconveniences residents in gaining access to or using the premises

At any time during the break, for all urgent and emergency enquiries please contact the after-hours services detailed below.
If calling after-hours, please leave a detailed message of the situation and refer to the Emergency contacts listed on your General Tenancy Agreement and the RTA Form 17a – Information Statement provided in the Tenancy Moving In Kit at the start of your Tenancy or our preferred Emergency contractors below.

In regards to all regular maintenance, the fastest way for us to help you is to log any maintenance through the Console portal. If you haven’t already, we urge you to sign up to the Console portal as it will keep you updated on maintenance status and may answer other queries relating to your tenancy. Where emailing or logging general maintenance via the portal, please provide photos to assist. We will attend to any regular maintenance requests raised during the break upon our return in early January 2025.
