Selling Tips for Savvy Sellers

The age of modern communication and the internet are creating a new breed of property buyer and investor.

Gone are the days when a prospective buyer could only rely on the words of the local real estate agent—even perfect professionals such as ourselves here at Ray White Holland Park.

Savvy shoppers can search for just about anything these days and if they have the right memberships to the appropriate companies they are able to find out a plethora of information regarding a particular property.

This is why it is so important to present your beautiful real estate in its best possible light.

When it comes to what type of property a buyer may be looking for, you can divide them into two categories. Buyers who don’t want to do a thing to a property and those looking for something they can renovate and make their own.

The latter of these two will obviously be looking for a property with “good bones” that they can get at a bargain price to compensate for the money that will be spent in the renovation. If you choose to list your property in this category you will need to brace yourself to receive what is commonly referred to as a “rude offer”. As your appointed agent we are obligated by law to submit all offers.

The former of these two buyers, as already mentioned is looking for the nothing to do home. To avoid receiving a rude offer from this style of buyer it is important to present your home in a neat, well-kept condition.

To this end we offer the following tips to help you in your property sale journey.

Whilst it is always about position, purchasers will note a property’s presentation. Is the exterior of the home in good condition? Does it need a fresh coat of paint or even a complete colour change? (Flashes of old outdated décor flash in front of your eyes!) Is the yard well maintained with neat lawns and trimmed plants?

Inside the home you will want to be keeping the clutter to an absolute minimum. Sporting memorabilia and displayed collections may look good to you but will not allow a buyer to picture themselves living in your home. Likewise, overflowing laundry baskets and a kitchen sink full of dishes will not appeal. Musty smells from pets or other sources need to be eliminated.

A discerning buyer will check all kinds of things so make sure you have fixed those dripping taps, squeaking doors and loose hinges.
